If you operate commercial premises it is a good idea to take a close look at you insurance policy conditions which now will include a requirement for ‘Legionella Risk Management’.

Special provisions now include:

1. A written risk assessment to identify the risk of Legionella species bacteria must be carried out by a responsible person and after any alterations to the water system.

2. Where identified in the risk assessment a written scheme must be implemented to prevent or control the exposure of humans to the Legionella bacterium. Documentation records must be kept along with an up-to-date record of the layout of the plant or water system.

3. A water treatment regime must be in place to control the proliferation of legionella which may include hot water flush and biocide treatments.

4. The system must be monitored as advocated in the Health and Safety Executive’s Approved Code of Practice and Guidance L8.
